1. Master Your Gutters and Downspouts

Your gutters are the most important water-management tool you own. A single heavy rainstorm can dump thousands of gallons of water on your roof; your gutters are responsible for catching that volume and moving it away. If they are clogged with pine needles or moss, that water has nowhere to go but straight down your siding and directly into the soil next to your foundation.

• The Fix: Schedule professional gutter cleaning at least twice a year. Ensure your downspouts aren’t just clear, but that they extend at least 4 to 6 feet away from your house. 2. Check Your Grading (The “Slope” Rule)

• The Fix: Walk around your property during a heavy rain. If you see puddles forming within three feet of your home, you have a grading issue. Adding a few inches of “clean fill” or soil and tamping it down to create a gentle slope can make a massive difference in how water moves around your property.

3. Install Landscape Drainage Solutions

Sometimes, gravity isn’t enough, especially if your yard is flat or sits at the bottom of a hill. If your lawn feels like a sponge days after the rain stops, you likely have a high water table that needs help moving.

Water doesn’t always come from the ground. Wind-driven rain can be forced into small cracks around your windows, doors, and siding. Once moisture gets behind your “envelope,” it can travel down the inside of your walls and rot your sill plates – the wooden beams that sit directly on your concrete foundation.

• The Fix: Regularly inspect your caulking and sealing. If you see gaps around your window frames or cracked siding, fix them immediately. A $20 tube of high-quality silicone is a very cheap insurance policy against a $10,000 rot repair.

5. Clear Debris from Perimeter Drains

Most modern homes in BC have “weeping tile” or perimeter drains at the base of the foundation. However, these pipes can eventually become clogged with silt, roots, or debris.

• The Fix: Keep the area around your house clear of heavy mulch or thick bushes that can trap moisture and hide issues. If you notice a musty smell in your basement, it might be time to have your perimeter drains inspected. Keeping your yard tidy with regular yard cleanups ensures that you can always see the condition of your foundation and catch small issues before they become disasters.
